PREPARING YOUR HOME



BECOME CLUTTER FREE:

Box infrequently used items: clothes, shoes, books, CDs and DVDs, cookware, small appliances, etc. Clear out all the stuff from your linen closet, kitchen cupboards and cabinets but for the essentials for day-to-day survival. You need to learn to live on bare necessities while selling your house.  

STAGING:
Employ a stager to visit, view and make suggestions on the re-arrangement or the addition of furniture and accents.  Creating the sense of home is always the goal.
COLORS:
Your favorite purple on the wall does not help a potential buyer envision their new life in your current four walls.  That's just reality.  Highlight your home's features without too many personal effects.
CLEAN AIR:
  
Spices, pets and other factors may make air purification necessary.  Remember, that a suggestion for cleaner air in your home isn't personal.  You want to make sure that your home is in the playing field from the very instant the prospective buyer walks.  Strong odors can take away from the significant features that await in your home.
SHOWING TIPS:
Those cuddly ones you love do not need to be around when showing your home.  One option is to find an easily available pet sitter - your neighbor or friend who can take your four legged friend on a nice walk.  Otherwise, keep them in a kennel and let the buyers know you have pets. Keep your fingers crossed that the buyers won’t mind. Bake cookies or light scented candles on Saturdays and Sundays when most buyers come to view.
